When the leaves fall, that means winter is coming. Make sure that you are ready with a lot of mulch to protect your garden beds. Add a layer of leaves to add protection from the cold, wet weather and you’ll have healthier plants in the springtime.

2. CREATE NEXT YEAR’S GARDEN BEDS AND BINS
As the year winds down, use that time to prepare your garden beds for the next year. Add leaves to build soil over the winter in those beds. For instance, many gardeners suggest that you can build a potato bin with your old leaves: “Build the wire frames right now, put them in place, and begin to fill them with leaves. Come spring, the leaves will be partially decomposed.”

One of the biggest advantages of being a homeowner is that you can make updates! You can paint the walls whatever color you want. If you plan on staying in your home, I recommend making it yours. If you want a pink accent wall, paint it! If you want green tile in the kitchen, lay it down!

Will Housing Prices Drop?


The Department of Housing and Urban Development has tracked data since the 1960's. If you trend the Median Sales Price of Homes over the last 60 years... prices go up. Only once after the financial crash from 2006 to 2011 has the market taken an extended down turn. I truly want the market to slow down for buyers that I'm helping. If it happened once, it could happen again. September 2021 Market Update

As we move into fall, it looks like the market is going to remain strong for sellers. The market typically cools off at the end of summer but low inventory continues to favor people selling their home.

Here are a few important stats:

- The average sale price from August 2020 to August 2021 increased by almost $40,000 (265k to 305k)
- Total number of sales have decreased the last two months: 2,185 in June, 1,822 in July and 1,761 in August
- Supply has remained relatively flat with only 1.3 months of inventory in the last few months. In August there was a small uptick with 1.4 months of inventory

July 2021 Market Update

Up 30k!

Prices are up and up and up! Across the entire MLS for all types of properties (single family homes, condos, townhomes and land), prices have increased by an average of more than $30,000 since a year ago.

Housing Inventory is Down almost 40%!

Last summer, there were around (in the middle of a global pandemic), we thought inventory was low with around 6500 properties for sale at any given time. This summer, there's only around 4,000 properties for sale. Low inventory = higher prices and more competition

This is probably the most important contingency in a real estate transaction. If you are paying cash for your home, then this contingency does not apply to you. However, if you are getting a loan, then the lender must approve your loan and fund it in order for you to close on the house. Tips for Buying in Our Current Market

According to April 2021 data from the Coastal Carolina Association of Realtors:
- Prices on all properties are up 10.4%
- The number of properties for sale is down 29%
- Average days on market has gone down every month since August 2020
- What does that mean? Prices are up, inventory is down and things have sped up.

The most important thing you can do is to have a trusted Realtor. Can you buy a property without one? Yes. Does it cost you any money to work with a buyer's agent? No. Commissions are negotiated with a listing agent before the property ever hits the market. Don't just work with any Realtor. Work with one that you trust and that truly has your best interest at heart.

Our market is moving fast for a variety of reasons: low supply of properties, high demand as more people move to our area and historically low interest rates!

Availability of resale single family homes has dropped by almost 30% from last year
New construction single family homes inventory has dropped every month since last May
Mortgage interest rates are less than 3%. Some clients are qualifying for 15 year fixed rates less than 2.5%
