When selling your home, one of the most important steps is to accurately price your home. That does not automatically mean price your home to sell in a few hours or overprice your home so that no one is interested. Your pricing strategy should be developed with three very important factors in mind:

Price:

If you are interested in achieving top dollar, your home needs to reflect the condition that buyers expect to see. You may also need to assume it may take longer to get the price you desire.

Time:

If you are short on time, your price needs to be as flexible as possible to attract a more timely offer. However, if you do not have a time constraint, you may have the ability to wait on a better price.

Condition:

If your home is turn-key and pristine, you will be able to achieve the best price possible. However, if your home needs updates or upgrades, your price will need to reflect that.
